Pigeon is currently developing a sustainable urban extension north of Thetford, known as Kingsfleet. This site will deliver 5,000 homes, education, employment, food growing spaces, nature rich spaces, a medical centre, worship spaces and infrastructure such as walking cycling routes. To date between 700 and 1,500 of these homes have been built. Pigeon is now looking to promote further development at this location, through the local plan.

Strategy

Meeting Place was asked to support in articulating and demonstrating the tangible social benefits of Kingsfleet, both locally and regionally through our Impact of a Home metrics and wider social impact reporting. Two brochures have been produced to convey the benefits of development at Kingsfleet in a succinct and digestible way. This will combine key facts and figures with the narrative surrounding the cumulative social impact of the existing and proposed developments.

Outcome

This work has allowed Pigeon to have meaningful conversations with local and parish councils about the benefits beyond the red line, talking in more detail about the social, economic and environmental benefits to the area. This was the first project to use Meeting Place’s Impact of a Home metric, with an anticipated £6.3m of social impact from housing-led regeneration within Breckland including broader environmental and social benefits for existing urban residents and new communities.
